How did 2012 compare to 2011?
With 2012 now firmly in the rear view mirror we thought you may like to know how the local property market compared to calendar year 2011. Note that the following figures are for all residential property sales on the Killcare Peninsula so includes vacant land and the odd strata title property.
- There were 52 sales in both 2011 and 2012 so activity remained the same.
- The total value of those 52 sales fell to $35.63m in 2012 from $45.27 in 2011.
- The average sale value was $685,133 against $870,606 in 2011.
- The median sale value was $556,000 against $715,000 in 2011.
Our observation is the lower values are a combination of both vendor discounting to meet the market but also healthy buyer interest below the $700,000 price point.
